Start by sending an inquiry through our Contact page. We review each inquiry and reach out to suitable applicants to arrange a viewing. If it's a match, we'll send you our application form directly.

Can I schedule a viewing right away?

Viewings are arranged after we review your inquiry. This keeps the process respectful for current tenants and lets us focus on well-matched applicants.

What documents do I need for my application?

Typically, we request:

• Proof of income or employment

• Government-issued photo ID

• References (such as a previous landlord or employer)
• A proof of income document upload is available directly in the application form

Additional information may be requested depending on the property.

Is there an application fee?

No. We do not charge an application fee.

How long does the review process take?

Applications are usually reviewed within 2–3 business days. If we need additional details, we’ll reach out directly.

How will I know if my application is approved?

If your application meets our criteria, a member of our team will contact you to discuss next steps. If we've moved forward with another applicant, you'll also receive an email update.

Do you run credit or background checks?

Yes. For applicants invited to apply, we run criminal, credit, and background checks with your written consent, as part of a fair and consistent review.

How are applicants chosen?

Because interest is often high, we work from a shortlist. If you don't hear back, it simply means we've moved forward with others for now. Please don't take it personally.

Do you offer short-term stays?

Yes — we have a furnished suite available by the night on Airbnb.

Where are your properties located?

Our rental properties are located in Calgary, Alberta, in well-connected and convenient neighborhoods.

What if the unit I applied for is no longer available?

Listings are updated regularly, but availability can change quickly. If your selected unit is no longer available, we may contact you about other options that match your criteria.

Are pets allowed?

Pet policies vary by property. Please review the specific unit listing or ask during the application review process for details.

I’m already a tenant. How do I submit a maintenance request?

Current tenants can submit maintenance requests by contacting our management team directly. Providing clear details helps us address issues as quickly as possible.
